Pay Classification: Salary, At-Will, $75,000 to $95,000, depending on education and experience


The Township Zoning Inspector Over-hire is expected to perform the duties of The Zoning Inspector while preparing, but not guaranteed, to become the next Zoning Inspector. These duties include a comprehensive understanding of the current zoning resolution and map, the ability to communicate with residents and businesses in a professional manner to resolve compliance issues, enforcement of adopted zoning and nuisance regulations, processing zoning certificate applications and certificates of occupancy, and maintaining records, files, and maps related to the zoning position.

ESSENTIAL DUTIES AND RESPONSIBILITIES:

Maintain township base maps and zoning maps systems, Interact with property owners and developers, and explain in common terms complex zoning regulations and procedures for such things as subdivision plans for zoning compliance, variances/appeals, conditional use permits, and site plan review. Maintain records as needed for permit tracking. Issue zoning certificates or refusal notices for each application received. Conduct field inspections for all new construction and change of uses for purposes of issuing final inspection certificates. Investigate possible zoning and property maintenance violations in response to public complaints or those observed while in the field. Prepare violation notices and orders for any construction project or property found in violation of the Township Zoning Resolution. Prepare materials for court prosecution of zoning violation cases. Maintain complete and accurate record of all applications reviewed, inspections completed, and violation cases investigated. Serving as Clerk to the Zoning Commission and the Zoning Board of Appeals in the absence of the Zoning Inspector.

QUALIFICATIONS:
  • Valid Ohio Driver’s License
  • Ability to understand basic residential and commercial/industrial construction practices
  • Ability to read site plans, construction drawings, and various other types of maps and development plans
  • Possess strong organizational skills
  • Ability to communicate effectively, both orally and in writing
  • Possess computer literacy
  • Dependability and punctuality in attendance
  • Good mathematical skills and basic spreadsheet knowledge. Knowledge of or ability to learn basic zoning terminology and related basic legal knowledge relevant to the Zoning Code
  • Ability to originate routine correspondence
  • Ability to work well with others and other agency officials.

While performing the duties of this job, the employee is regularly required to use hands to finger, handle, feel, or operate objects, tools, or controls and reach with hands and arms. The employee is frequently required to stand and talk or hear. The employee is required to walk, sometimes over uneven terrain. The employee must occasionally lift and/or move up to 25 pounds. Work is both indoors and outdoors in all kinds of weather.

EDUCATION:

A four-year post-high school degree in a relevant field of study is required.
